Should You Offer a Move-In Special on Your Charlotte Rental?

Stephen Maginnis • October 27, 2026

In today's Charlotte market, often yes

A small, one‑time move‑in special is usually a smarter tool than a permanent rent cut. It helps the home compete now and keeps the base rent intact for renewal. In 2026, about two in three Charlotte listings on Zillow offered a concession, the second highest share among large U.S. metros. A home with no offer stands out for the wrong reason.

Special vs. rent cut: the math

Take a home listed at $1,800 that is not getting applications.

Option What The Renter Sees Owner's income, year 1 Base rent at renewal
Half a month free on a 12‑month lease $1,800 rent, $900 off move‑in $20,700 $1,800
Permanent cut to $1,725 $1,725 rent $20,700 $1,725
Hold at $1,800, sit one more month $1,800 rent $19,800 $1,800

The special and the rent cut earn the same in year one. The special protects $75 a month of base rent going into renewal, which is about $900 a year from then on. Holding out with no offer costs the most.

Specials that work

  1. • A reduced first month or a set dollar amount off move‑in. Easy to understand and easy to compare.
  2. • A waived application or admin fee. Low cost, and it removes friction at the decision point.
  3. • A lease of 13 months or longer with one month reduced. Spreads the cost and moves the lease end to a stronger season.
  4. • A deadline. "Apply by the 15th" turns browsing into action.

Specials to avoid

  1. • Open‑ended offers with no end date. They signal a home nobody wants.
  2. • Discounts spread across every month. That is just a rent cut, and it lowers your renewal base.
  3. • Anything not written into the lease. Every concession should be spelled out to avoid disputes at move‑out.

When a special will not fix it

If the rent is well above homes that are leasing nearby, or the photos and condition are weak, an incentive only covers the problem. Check the other causes in Why Is My Charlotte Rental Not Renting? and see what each empty week costs in What a Vacant Rental Really Costs.
