Potential tenants are encouraged to incorporate previous landlords, personal references, and any other information that will help our property managers get a complete idea of how you would be as a potential tenant.


Credit reports and pay stubs are important for making sure you pay rent on time, but we value tenants, and we invest a lot of resources into making sure your effort and hard work is recognized during the application process.

Renter Services


Tenants and occupants will be provided a portal that gives them unprecedented access to their FIRM property manager as well as the landlord themself. You will be able to pay your rent, submit inquiries, and contact whoever you may need. Any questions, concerns, issues, or emergencies will be handled swiftly and with care. Rental Application Information


  • The non-refundable application fee is $55 per adult.


  • Color scan of driver's license is required.


  • Proof of income (copies of most recent paystub) is required.


  • Holding fee must be paid in full within 48 hours of application approval.


  • Holding fee is the amount of the security deposit required and will be converted to the Security Deposit once the lease begins. 


  • The holding fee is forfeited if the tenant fails to move in.


  • Lease must be signed within 48 hours of paying the holding fee.


  • Name and phone number of an emergency contact are required.


  • Lease must begin within 21 days of application approval.


  • All applicants must have a valid state ID. Work visas and ITINs are not accepted forms of identification.


  • Multiple applicants are very likely. We reserve the right to approve the application the most qualified applicant. Applications are not approved on a first-come-first-serve basis.



  • Names and email addresses for current Landlord and employer are required.

General Qualification Criteria


  • Credit and background checks will be required.


  • No eviction filings in the last 10 years.


  • No convictions due to drugs, violent crimes, etc. 


  • No felony convictions. 


  • Validated income must be 3x the rent.


  • Unless otherwise stated, the deposit is equal to one month's rent. 


  • Debt to income ratio must be lower than 33%.


  • Can not be listed in the sex offender registry. 


  • Collections/judgments less than $1000.


  • Minimum required credit score varies depending on the individual property.


  • All residents will be required to carry renter's insurance with a minimum of $100k coverage. This low-cost coverage is intended to protect against liability and damage to personal belongings.
